How these figures are worked out
  • Stamp duty uses the NSW general transfer duty scale for 2026/27 published by Revenue NSW. Premium property duty applies to residential property only, so it isn't used here.
  • Duty is charged on the GST-inclusive price. If GST is added on top, duty is worked out on the price plus GST.
  • If GST is added on top, you fund it at settlement. A GST-registered buyer can usually claim it back as a GST credit, but not under the margin scheme.
  • The repayment uses the standard principal-and-interest formula at the rate you enter. The “+2%” line repeats it two percentage points higher.
  • Not included: land tax, insurance, outgoings, loan fees you haven't entered, or tax effects. Information checked on 20 Oct 2026.

Estimates only. Commercial pricing is set case-by-case by asset type, tenant, LVR, loan size and borrower strength. Confirm live pricing with a broker or lender before relying on these figures.
