Your Self-Employed Clients
Deserve a Broker Who Gets It

By the Mortgagefy Team · Published 29 April 2026 · Last reviewed 29 April 2026

Your clients work hard — but their tax returns often show low income by design. We know how to read financials the way a lender should: add-backs, trust distributions, company profits, and more.

Free, no obligation. Conditions apply. Eligibility, lending criteria, fees and charges apply and vary by lender. General information only, not credit advice.

The Real Problem

Why Your Clients Are Being Knocked Back

Most banks assess self-employed income the wrong way. Here's why — and how we fix it.

What the Banks Do Wrong

  • Use net profit only — ignoring add-backs entirely
  • Average the last 2 years even when income is growing
  • Refuse to include trust distributions or company salary in full
  • Decline without offering an alternative assessment
  • Treat all self-employed borrowers as high risk by default

What We Do Instead

  • Calculate full add-back income: depreciation, interest, super, motor vehicles, one-off expenses
  • Use most recent year when income is increasing and trending up
  • Match the client's structure to the right lender's credit policy
  • Use low doc or alt doc products where standard doc isn't viable
  • Present a well-structured application that doesn't trigger a decline

Income Structures We Work With

If your client's income comes through any of these structures, we have a strategy for them.

Sole Trader

Schedule of business income. We add back depreciation, interest, motor vehicle and home office expenses.

Company Director / Shareholder

Salary + company profit (net or gross). We find lenders who use the most favourable calculation for your client.

Trust Income

Discretionary and unit trust distributions. We use lenders that count the full distribution, not just salary drawn.

Low Doc / Alt Doc

Where clients can't provide full tax returns — accountant's letter, BAS statements, or bank statement income verification.

Accountant Partner FAQs

Common questions from accountants before partnering with us.

Common add-backs we include (subject to lender policy): depreciation and amortisation, interest on business loans, superannuation contributions, motor vehicle expenses (personal use component), home office expenses, and one-off or non-recurring expenses. The precise items and amounts allowed vary by lender, which is why matching the client to the right lender matters as much as the calculation itself.

Often yes. Some lenders allow us to use the most recent year's income (rather than a 2-year average) if the lower year was the result of a documented one-off event — such as a restructure, parental leave, or a one-time business expense. We also have access to lenders who accept accountant's letters confirming current income trajectory. An explanation letter from your practice can be a powerful supporting document in these cases.

Yes. We work with specialist lenders that accept as little as 1 year of ABN/GST registration for certain loan products. The specific requirements vary by lender and product type, but we have helped clients with 12 months of self-employment history purchase and refinance successfully. We generally need at least one full set of tax returns or, alternatively, BAS statements and bank statements for alt doc assessment.

We ask only what we need to assess their borrowing capacity. We do not provide tax advice and we do not comment on their tax strategy. If anything we identify might benefit from your input, we flag it so you can speak to your client directly. Our goal is to work alongside you, not around you.

ASIC guidelines and your professional obligations may require disclosure depending on whether any fee or benefit is received. We recommend you confirm your obligations with your professional indemnity insurer and, if applicable, your professional association. Where a referral fee arrangement exists, disclosure is required — and we ensure proper documentation is in place. We do not pay undisclosed referral fees. For simple referrals with no fee, disclosure requirements are generally minimal — but we recommend seeking independent advice.
