By the Mortgagefy Team · Published 25 Oct 2026 · Last reviewed 25 Oct 2026

Rockdale is in the Bayside area close to Botany Bay, with a station on the Illawarra line and a lot of apartments and older units near the centre. If your first home is a unit, strata is as important as the loan.

What usually trips first home buyers up

Prices in the Bayside area are generally higher than in outer western Sydney, so first home buyers here often sit close to the stamp duty and scheme price thresholds. A small difference in price can change which relief you qualify for, so it pays to check the thresholds before you set a budget.

In a unit, the strata scheme matters as much as the unit itself. Lenders and valuers look at the size of the unit, the building, and sometimes the health of the strata, such as levies, special levies and any works. A weak strata report can reduce what a lender will offer.

Grants and duty relief, checked 25 Oct 2026

As checked on 25 October 2026: under the NSW First Home Buyers Assistance Scheme, eligible buyers pay no transfer duty on a new or existing home valued up to $800,000, with a concessional rate between $800,000 and $1 million (contracts exchanged from 1 July 2023). At least one buyer must be an Australian citizen or permanent resident, and you must move in within 12 months and live there for at least 12 continuous months. Temporary residents are not eligible, and foreign persons may pay surcharge purchaser duty. Source: Revenue NSW.

The $10,000 First Home Owner Grant applies only to new or substantially renovated homes (purchase price up to $600,000, or up to $750,000 for land plus a building contract), not to established homes. The Australian Government 5% Deposit Scheme lets eligible first home buyers buy with a minimum 5% deposit and no lenders mortgage insurance, with no income caps and unlimited places since 1 October 2025. You apply through a participating lender, and price caps apply: the official NSW cap is $1.5 million for Sydney and the listed regional centres (Central Coast, Coffs Harbour-Grafton, Illawarra, Mid North Coast, Richmond-Tweed, and Newcastle and Lake Macquarie) and $800,000 for other areas. Both the purchase price and the lender's valuation must be at or below the cap. Use the government's postcode tool and confirm with a participating lender before you rely on it.

Because Rockdale prices can sit close to these limits, check the current NSW Revenue and Housing Australia pages against the specific unit or home you want. Confirm eligibility directly with them before relying on it.

Frequently asked questions

Not necessarily, but units are assessed on size, location and the strata scheme. Very small units can be restricted by some lenders, so check the details with us before making an offer.

Levies, the sinking fund balance, any special levies, planned major works and disputes. Your conveyancer or a strata specialist can review it. Lenders may also ask about it.

They can, because prices are generally higher than in outer Sydney. Check the price limits for duty relief and the 5 percent deposit scheme against the specific property, and confirm with the relevant authority.

Eligible buyers may be able to under the federal scheme, subject to price limits and participating lenders. Confirm your eligibility and the lender's participation before relying on it.

Often yes. A guarantor can reduce the deposit required by using equity in their property. It carries real risk for them, so we explain it clearly and they should seek independent advice.

It depends on the lender and how complete your documents are. We do not promise timeframes, but a prepared file usually moves faster than one assembled as the lender asks.
