How it works

Gyms sit in the specialised commercial bucket — most mainstream lenders accept them, at tighter LVR (60-70%) than vanilla commercial. Boutique studios (yoga, pilates, F45-format) sometimes finance easier than full-service gyms because the fit-out cost per m² is lower.

Physical attributes that matter: floor loading (free weights zones need reinforced slab), ceiling height (barbell drops need clearance), HVAC capacity (sweaty members need serious cooling), acoustic separation (loud music, dropped weights, class instruction), change-room and shower design.

Member retention and recurring membership income are what underwrites the deal. Lenders will ask for member counts, average revenue per member, churn rate and seasonality. A gym with 400 recurring members prices very differently to one with 150.

What commercial lenders actually look at

Specialised classification

60-70% LVR owner-occupier gym. Boutique studios often slightly better.

Member financials

Member count, ARPM, churn rate, seasonality. Direct-debit membership base beats casual-cash volume.

Property fundamentals

Floor loading, ceiling height, HVAC, acoustic separation, parking. Ground floor beats upper floor.

Lease vs own economics

Fit-out cost per m² informs rent-vs-buy. Full-service gyms with heavy fit-out have strongest case.

Ways to hold the property

Structure sits between you, your accountant and your lender — tax, asset protection and succession all matter. Four common patterns we see with Western Sydney owner-occupiers:

Personal name

Simplest to arrange. Interest can be deductible against rental income. Little asset protection from a trading-business perspective.

Company

Common for long-term holdings inside a corporate group. Flat company tax rate on rent; no CGT discount at the company level.

Trust (discretionary or unit)

Flexible for distributing rental income and separating property from trading-business risk. Lenders are comfortable with clean trust documentation.

SMSF — leased back at market rent

An SMSF can borrow (via a Limited Recourse Borrowing Arrangement) to buy premises that meet the ATO's "business real property" test and lease them to your business at arm's-length market rent. High-level only — a licensed SMSF specialist and your accountant must confirm your situation.
