What makes a vacant land loan Sydney lenders offer harder to get
A vacant land loan Sydney buyers use to secure a block is assessed differently from a house purchase, because there is nothing built to lend against. If you plan a buy land now build later loan, lenders will want to know when you expect to build and how you will fund construction. A land loan can then be followed by a construction loan once your plans and contract are ready.
A block of land does not generate rent and cannot be lived in, so lenders treat it as higher risk than a completed home. Expect lower borrowing limits against the land value and closer questions about what you plan to do with it.
Some lenders also attach conditions such as a period in which you must start building. Whether a condition exists, and how long it is, differs between lenders and products, so we check it before you apply rather than after settlement.
Land loan limits and the deposit you may need
Land-only loans commonly allow a lower loan-to-value ratio than a loan on a finished house, which means a bigger deposit. The exact limit depends on the lender, the location, the size of the block and whether you are an owner-occupier or an investor. Some blocks, such as rural, very small or unserviced lots, may be treated more cautiously. We check the property against lender policy before you sign a contract.
Buy land now build later loan: build-start deadlines and changed plans
If a lender requires construction to start within a set period, the loan may need to convert to a construction loan or be refinanced by that date. Missing the deadline can affect your terms. Life gets in the way of build timelines, so it pays to know the rule before you buy, and to have a plan B such as extending or refinancing.
Stamp duty and land tax on a vacant block
Transfer duty applies to land purchases in NSW. Eligible first home buyers may qualify for an exemption or reduced rate on vacant land; for transactions from 1 July 2026 to 30 June 2027 the NSW Government First Home Buyers Assistance Scheme page lists a full exemption for vacant land up to $350,000 and a reduced rate up to $450,000 (checked 1 October 2026). Owning land you do not live in can also attract land tax, so check with Revenue NSW.
Moving from land loan to construction loan
When you are ready to build, the land becomes part of the security for a construction loan. Owners often refinance the land loan into a construction facility, using their land equity as part of the deposit. Planning this handover early usually saves time and money.
