Who this is for
- Investors or owners planning a first duplex, townhouse pair or small subdivision in Sydney
- Builders or tradespeople moving from building for others to developing for themselves
- Owners of a block who want to understand how a no experience developer loan may be viewed
- Family members considering a small joint project who want to know what to prepare
What a lender may look for when you have no development track record
Experience reduces uncertainty for a lender. Without it, lenders commonly place more weight on the things that are in front of them: the quality and licensing of the builder, the contract, the size and complexity of the project, the feasibility and your own financial contribution. Some lenders may decline first-time projects altogether, and others may consider them with conditions. Approach varies by lender and by project.
None of this is a promise that any particular project will be considered. It is a guide to what to prepare before the first conversation.
Finance for first development project: how to strengthen your case
Things that commonly help a lender understand a first project include:
- A licensed builder with a relevant, verifiable record on similar work
- A fixed-price or well-defined contract rather than an open-ended one
- A modest, well-understood project size for a first attempt
- A feasibility that has been reviewed by your accountant and tested against a cost blowout
- Meaningful equity of your own, and clear evidence of where it comes from
- A team of advisers, such as solicitor, accountant and town planner, in place early
Conditions apply. Lending criteria, fees, charges and eligibility apply and vary by lender and project. Not all applicants or projects will qualify. This is general information only and not credit or financial advice.
First time developer loan Sydney: what changes for a no experience developer loan
Where a lender is comfortable with the project but not the developer, the structure may look different from a project by an experienced developer. That might include lower borrowing limits relative to cost, more of your own money in, extra security or extra conditions. Which of these applies, if any, varies by lender, so we cannot state what your project would face.
If you are also weighing an owner-builder path, read our owner-builder loans Sydney page and the guide on owner-builder loan requirements in NSW. Owner-building is a different risk profile from using a licensed builder, and lenders treat it differently.
Sizing your first project
Smaller and simpler is often easier to explain to a lender and easier to manage yourself. A single duplex or a straightforward subdivision is a different proposition from a multi-dwelling scheme, and the number of dwellings, approvals and trades all add risk. Model your holding costs and repayments with our Sydney home loan calculators before you commit to a contract, and add a contingency to every line.
Development risk is real: costs, delays, valuations and market conditions can all move against you. Get independent legal and accounting advice before you sign anything.
How Mortgagefy can help a first-time developer
We talk through your plan, your equity and your builder, then discuss how lenders on our panel and our aggregator's panel may treat it. Some scenarios are arranged through that panel and aggregator, and suitability is assessed case by case. Mortgagefy does not fund projects itself and cannot promise approval, a timeframe or terms. Our wider construction home loans hub explains the standard build side of things.
Development lending is higher-risk: get independent advice
Development and project loans are usually business- or investment-purpose lending, which may be assessed and regulated differently from consumer home loans. Eligibility, structure, loan-to-value or loan-to-cost limits, presale requirements and costs vary by lender and by project. Some scenarios are arranged through Mortgagefy's lender panel and aggregator, and suitability is assessed case by case. Ask us how your project would be treated.
Mortgagefy does not provide tax, legal or town-planning advice. Speak to your solicitor, accountant and council before you commit to a project.
