Who this is for
- Sydney investors building a new residential rental on land they already own or are buying
- Owners of an existing rental who plan to knock down and rebuild a newer, higher-quality home
- Investors who want a new build for depreciation and lower early maintenance, and who can carry the holding costs
- Buyers using equity in an existing property to fund the build deposit
The real challenge of an investment property construction loan: no rent until the build ends
A finished rental pays for itself in part. A construction site does not. During the build you have land to hold, progress payments to fund, and often a loan on your own home as well, with no rent coming in. Lenders assess an investment property construction loan with that gap in mind, so the way your income, existing debts and equity are presented matters from the first conversation.
The other pressure is time. If the build runs late, the empty period gets longer. Ask your builder for a realistic schedule, then add a buffer before you sign anything.
Interest only during the build: what a construction loan interest only investor should plan for
Construction loans commonly charge interest on the amount drawn so far rather than the full limit, so repayments start small and rise as each stage is paid. Many lenders let investors choose interest-only repayments for the build and, sometimes, for a period after it. The length of any interest-only term, and how the lender tests your repayments, varies from lender to lender.
A construction loan interest only investor structure keeps cash flow lighter during the build, but it does not reduce the debt. Work out what your repayments will look like once principal and interest begins, and make sure the rent you expect can carry them. Our Sydney home loan calculators let you test the numbers before you commit.
Depreciation and the rental valuation at completion
For an investment property construction loan, a new home can offer different depreciation deductions from an established one, because the building and its fixtures are new. Whether that suits your tax position is a question for your accountant, and a quantity surveyor can prepare a depreciation schedule. Deductibility of interest during construction also has its own tax rules, so get tax advice rather than assuming. The Australian Taxation Office publishes general guidance on rental property deductions.
At completion, the lender may value the finished home and, for an investment, may consider the expected rent. That valuation decides what your loan looks like afterwards. If it comes in lower than expected, you may need to top up. Read our guide to a construction valuation that comes in lower than the contract before you build.
Build to rent loan: what the phrase means for a single-property investor
You may see the term build to rent loan used for large multi-dwelling projects. That is not what this page covers. Here it means a single residential home built to be tenanted, financed as a personal-purpose investment loan. If your plan involves building several dwellings to sell, that is a different type of lending and we do not cover it on this page.
For a single rental build, lenders commonly want approved plans, a fixed-price contract with a licensed builder and home warranty insurance evidence. See the NSW Planning Portal for approval pathways, and speak to your council early.
