Who a low doc construction loan is built for
- Sole traders whose tax returns understate what the business really earns
- Company directors paying themselves a modest salary
- Cash-based business owners with strong BAS but complicated returns
- Newer ABN holders who do not yet have two years of returns
- Self-employed borrowers building on land they already own
Why low doc and progress draws are a tricky pairing
A standard low doc loan for buying a home is assessed once, at settlement. A low doc construction loan asks a lender to be comfortable with two things at once: your income, and a build that has not been finished yet.
- The lender needs a signed contract, council-approved plans and a valuation of the finished home
- Interest is charged on the amount drawn so far, so repayments rise as each stage is paid
- You may still be paying rent or an existing mortgage while the build runs
- Your income has to support the loan after completion, when repayments can step up to principal and interest
That combination is why lender policy on alternative income for builds can be narrower than for purchases. For the purchase side, see our page on low doc home loans in Sydney.
Documents that can stand in for tax returns
One non-bank lender's published target market determination for a construction product describes self-employed borrowers verifying income through an accountant's certificate, BAS or trading statements instead of tax returns. Other lenders set their own rules, so treat this as a guide to what may be asked, not a promise.
Your broker usually starts with a construction loan BAS review, checking recent quarters against your bank statements for consistency. A construction loan accountant letter then confirms the income you can show, and it works best when it matches those figures.
Income evidence
- Business Activity Statements, often covering several recent quarters
- An accountant's certificate or declaration of your income
- Business and personal bank statements showing consistent deposits
- ABN and GST registration history
Build evidence
- A signed fixed-price building contract with a licensed builder
- Council-approved plans and a progress payment schedule
- Builder's insurances and NSW home building compensation cover where required (check with NSW Fair Trading)
- Proof of your deposit or equity in the land
What alt-doc means for deposit, pricing and your exit
Alternative-doc construction loans can come with a different maximum loan-to-value ratio, fee structure and pricing from full-doc loans. Those settings differ between lenders and change over time, so we confirm them before you sign a building contract, not after.
If your latest returns are lodged and support the income you need, a full-doc loan can widen your lender choice. That is often worth checking first. Our guide on under 2 year ABN home loans covers the newer-business side, and self-employed construction loans covers the full-doc route. Use our borrowing calculators to test your numbers.
Some borrowers plan to move to a full-doc loan later, once returns are available. Whether that suits you depends on your circumstances, so we map it out at the start. If a bank will not look at the build at all, read about non-bank construction loans.
