How a lender reads your income when you build
On a self-employed construction loan, income is not read off a payslip. A lender works through your returns and financials to arrive at a figure it can use. How that is done varies by lender, so the same business can produce different results with different lenders.
Sole traders and partnerships
The starting point is usually taxable income from your returns. Some lenders add back certain non-cash or one-off items, such as depreciation, subject to their own policy.
Company directors
Lenders may look at your salary and dividends and, in some cases, your share of company profit. Company and personal returns are often assessed together.
Trust structures
Trust distributions and the financials behind them are examined closely. Expect more questions about who receives income and how it is reported.
One year of ABN history
A construction loan 1 year ABN scenario is not automatically ruled out, because some lenders will consider a shorter trading history, often with conditions such as previous experience in the same industry. Others require two years of returns. See under 2 year ABN home loans for the detail.
What your accountant should prepare for construction loan add-backs
A short, tidy pack from your accountant shortens the assessment. Ask for:
- Two years of personal and business returns and notices of assessment, where you have them
- Current-year profit and loss and balance sheet
- Add-back schedule showing what is genuinely non-cash or one-off
- Confirmation of your ATO account position, including any payment plan
- Company or trust structure details and distribution records
Build-specific checks that catch self-employed borrowers out
Income is only half the assessment. On a build, lenders also look at:
- Whether you can service the loan at completion, not only the interest during construction
- Existing business debts, equipment finance and personal liabilities
- Any outstanding ATO debt or payment arrangement
- A fixed-price contract with a licensed builder, plans and council approval
- A valuation of the finished home that supports the loan amount
If a bank has already declined your build, the reason matters. Our page on non-bank construction loans explains the common causes, and bank knockback help covers what to do next.
Full documents or alternative documents
If your returns support the income you need, a full-doc self-employed construction loan gives the widest choice of lenders. If they do not, an alternative-doc route may be worth exploring. That is covered in our low doc construction loan page. We assess both before recommending either, and you can test your figures with our borrowing calculators. Planning to build the home yourself?
