Who this is for
- Builders and tradespeople planning to build one home on their own block and sell on completion
- Investors considering a single build-to-sell project on land they already own or are buying
- Owner-builders weighing a build-to-sell plan against building to live in
- Anyone who has been told their construction loan will not work because the home is for sale
Build to sell loan or home loan? Why the purpose matters
A standard home loan is designed for a home you will live in or rent out. A build to sell loan is different: the repayment source is the sale of the finished dwelling, not your salary or rent. That shifts the loan into development territory, where the lender is more exposed to construction risk, market timing and sale price.
These loans are mostly business or investment-purpose, which may be assessed and regulated differently from consumer home loans. Some scenarios are arranged through Mortgagefy's lender panel and aggregator, and suitability is assessed case by case. Ask us how your project would be treated.

Spec home construction loan and speculative build finance: how lenders may see it
With speculative build finance there is usually no buyer locked in before construction starts. Lenders often look at the following, and their policies vary:
- The land, its approvals and how the dwelling is expected to compare with local sales
- The builder's licence, contract type and experience, or your own if you are building
- A costed budget, including contingency, holding costs and selling costs
- The exit plan, including expected sale timing and price range
- Your equity, financial position and history with similar projects

What changes compared with a normal construction loan
Both are drawn down in stages, but the assessment is not the same. A residential construction loan for a home you will live in leans on your income and the security. A build to sell loan leans more on the project's feasibility and the exit. See our guides on how construction loans work and progress payments in NSW for the drawdown basics.
If you plan to build and then decide to live in the home, the finance you need may differ. Tell your broker the intention up front, because the purpose of the loan matters and must be accurate.

Risks and costs to weigh up before you start
A single spec build can look simple, but the risks are real. Points to weigh include:
- Cost overruns and delays, which extend interest and holding costs (see construction cost overrun loans)
- A lower valuation or sale price than expected (see when a valuation comes in below the contract)
- Time on market, selling costs and possible price discounting
- Tax, GST and planning consequences, which your accountant, solicitor and council should advise on. We do not give tax, legal or planning advice

Where a spec build fits in the development picture
A single dwelling is the smallest development scale. For more dwellings on one lot, see small development finance and duplex construction loans. If the dwelling is still unsold on completion, residual stock loans cover that stage. Model your holding costs with our Sydney home loan calculators.
