Think Beyond the Loan Rate

Investment Loan Strategy That Builds Wealth

Many lenders focus on the rate. We focus on how the loan is structured — because structure determines how quickly you can buy your next property.

Loan Structuring

Cross-collateralisation vs standalone loans, IO vs P&I, offset accounts vs redraw — the structure of your loan impacts your tax position and future borrowing capacity more than the rate.

Portfolio Borrowing

Each new property purchase builds equity that funds the next. We model your full portfolio strategy — not just the next loan — so you can see where you stand and what may be possible next.

Tax Effectiveness

Negative gearing, depreciation schedules, and deductible interest work together. We structure loans with your deductions in mind. (Refer to your accountant for tax advice.)

How usable equity works: Many lenders allow up to 80% LVR without LMI. Your usable equity = (Property Value × 80%) minus your current mortgage balance. You can use this as a deposit and stamp duty on the next purchase.

Investor Loan FAQs

Common questions from property investors we work with every week.

Yes — this is a common way to grow a property portfolio. Your usable equity is calculated as 80% of your property's current value, minus your outstanding mortgage balance. For example, if your home is worth $900,000 and you owe $450,000, your usable equity is ($900k × 80%) − $450k = $270,000. A broker can arrange an equity release or refinance to access this as a deposit for your next purchase. Use our calculator above to estimate yours.

Both are valid strategies — and the right choice depends entirely on your goals, cashflow situation, and tax position. Interest only (IO) is popular during a growth phase because it maximises cashflow and preserves deductible debt. Principal and interest builds equity faster and typically attracts lower rates, making it better for investors in a long-term hold-and-pay-down strategy. Many investors use IO on investment loans and P&I on their owner-occupied loan to maximise deductible interest. Always speak to your accountant about the tax implications.

Absolutely. Having an existing home loan does not prevent you from buying an investment property — in fact, it often helps, because you may have built up usable equity that can serve as your deposit. Lenders assess investment loan applications separately, factoring in both your existing mortgage repayments and the expected rental income from the new property (typically at 70–80% of the gross rent). Many investors hold multiple properties while still servicing their primary mortgage.

There is no legal limit to how many investment properties you can own in Australia. However, lenders assess your entire portfolio — serviceability across all existing loans, LVR positions, and cumulative debt exposure — before approving each new purchase. Some lenders become more restrictive after 2–3 investment properties, which is why portfolio strategy matters. We work with lenders who specialise in multi-property investors and understand how to structure portfolios for ongoing borrowing capacity.

For a standard investment loan you will typically need: the last 2–3 payslips (or last 2 years' tax returns if self-employed), most recent existing loan statements, a rental appraisal letter for the new property from a local property manager, property contract of sale or address details, and proof of your deposit or equity (bank statements or council rates for the existing property). If you are extracting equity from an existing property, we will also need a current mortgage statement and recent valuation. We guide you through the full checklist once we understand your situation.

Property Investor Questions Answered

Straight answers to the questions our investor clients ask most.

Many lenders require a minimum 10–20% deposit for investment loans, with 20% typically needed to avoid LMI. However, if you have equity in your existing home, you may be able to use that as a deposit without touching your savings — effectively borrowing 100% of the investment property's purchase price across two securities. We'll structure this across lenders for maximum flexibility. Explore waived LMI options →
Interest-only (IO) loans lower your monthly repayments and maximise your tax deduction on investment properties, since the full interest expense is deductible. Many investors use IO on their investment property while directing extra cash to pay down their non-deductible owner-occupied loan first. IO periods are typically capped at 5 years, after which the loan reverts to P&I. We'll model both scenarios with your accountant's input to find the optimal structure. This is general information only. Please consult a qualified tax adviser regarding your specific situation.
Yes — lenders typically include 70–80% of your gross rental income when assessing your borrowing capacity (the "shading" accounts for vacancy and expenses). Some lenders are more generous, using 100% of rent for existing tenanted properties with a strong history. The exact percentage depends on the lender's credit policy. We'll look at lenders that may treat your rental income is counted, which can significantly increase your borrowing power for the next property.
Cross-collateralisation is when a lender uses multiple properties as security for the same loan. It can seem convenient but significantly limits your flexibility — you can't sell one property without the lender's approval over all linked securities, and refinancing becomes complex. Many investors structure their loans with each property as standalone security, even if it means using different lenders. We help you set up a portfolio structure that gives you maximum control as you grow. Review your current structure →
Yes — this is called "rentvesting" and is increasingly popular in Sydney where owner-occupier prices are high. You buy an investment property in a more affordable, high-growth area, continue renting where you want to live, and build equity through the investment. The strategy can also preserve future access to First Home Buyer concessions in some cases. Rentvesting clients in Sydney may be able to explore a first investment property from a 10% deposit, depending on lender criteria.
There is no fixed limit, but some lenders can become more restrictive as the number of properties or your total exposure grows. The key is having a diversified lender strategy — spreading your portfolio across multiple banks so you don't exhaust any single lender's appetite. Non-bank and specialist lenders have fewer portfolio restrictions. As your portfolio grows, we proactively manage which lender to use next to keep your serviceability and borrowing power intact.
